Certified ADU Specialist

ADU Real Estate in the San Fernando Valley

Whether you want to buy a home with ADU potential, sell a property that already has one, or add a unit to the home you own, you deserve an agent who understands accessory dwelling units, not just the listing. I help Valley families make ADU decisions grounded in real numbers. English y español.

Why ADUs

Why ADUs Make Sense in the San Fernando Valley

The Valley is full of single-family lots with room in the backyard or a detached garage that can be converted. California law has made ADUs easier to permit, and for many families an ADU is the most practical way to create more housing on property they already own.

  • Rental income to help offset the mortgage
  • Space for parents, adult children, or extended family
  • A home office or guest unit
  • Long-term value for the property

Buying

Buying a Home With ADU Potential

Not every lot that looks big enough can support an ADU. Before you write an offer, I help you look at lot size and shape, setbacks, access, utilities, and existing structures, so you know what to verify during escrow.

  • Screening listings for real ADU potential
  • Spotting garage conversion opportunities
  • What to check with the city before you commit
  • Connecting you with lenders who understand ADU plans

Selling

Selling a Home With an ADU

An ADU can set your home apart, but only if it is presented the right way. I help sellers confirm permit status, document how the unit is used, and price it against comparable sales that reflect its value.

  • Permit and documentation review
  • Pricing based on comparable ADU sales
  • Marketing the ADU to buyers and investors
  • Preparing for buyer and lender questions

Homeowners

Adding an ADU to the Home You Own

If you already own in the Valley, an ADU can turn unused space into income or room for family. I help you understand the options, the likely costs, and how financing such as home equity could fit, then connect you with trusted professionals to design and build.

The Basics

California ADU Rules in Plain English

State law sets the baseline for ADUs across California, including Los Angeles. Cities can add their own standards, so every property still needs a local review.

  • Most single-family lots can add an ADU and a junior ADU
  • Detached ADUs can generally be up to 1,200 square feet
  • Junior ADUs are built within the existing home, up to 500 square feet
  • Cities must review complete ADU applications within 60 days
  • Garage conversions generally do not require replacement parking

FAQ

ADU Questions From Valley Homeowners

Can I build an ADU on my San Fernando Valley property?

Most single-family lots in the Valley can add at least one ADU under California law, and many can also add a junior ADU inside the existing home. Lot size, setbacks, easements, hillside or fire-zone rules, and utilities all affect what is practical, so every property needs its own review.

Does an ADU add value to a home?

An ADU can add rental income and living space, but how much it adds to resale value depends on the quality of the build, whether it was permitted, and how comparable sales in the area treat ADUs. Unpermitted units are a common issue in the Valley and can affect both value and financing.

Do I have to live on the property if I build an ADU?

Under current California law, owner-occupancy is generally not required for a standard ADU. Junior ADUs (built within the main home) still have owner-occupancy rules. Confirm current requirements with your city before you build.

Can I buy a home specifically for its ADU potential?

Yes. I review lot size, zoning, layout, access, and existing structures such as detached garages before you write an offer, so you know whether the ADU plan is realistic and what to verify during escrow.

How do I sell a home that already has an ADU?

Marketing an ADU well means confirming permits, documenting rental income or use, and pricing it against the right comparable sales. I help sellers present the ADU as a real asset to buyers and their lenders.
