The Neighborhood

Living in Chatsworth

Chatsworth sits in the northwest corner of the San Fernando Valley, framed by the Santa Susana Mountains to the north and the Simi Hills to the west, with Porter Ranch and Northridge to the east and West Hills and Canoga Park to the south. Its boulder-covered hills, wide lots, and long equestrian history give it a more open, rural feel than most of the Valley, while it is still part of the City of Los Angeles.

Homes you will find here

  • Single-family ranch-style homes on flat valley-floor streets
  • Larger lots and horse properties, especially toward the hills
  • Hillside and custom homes near the Santa Susana Pass
  • Condos and townhomes, often a lower-cost way to buy in

Local Highlights

A Few Chatsworth Favorites

Stoney Point Park

A City of Los Angeles park on Topanga Canyon Boulevard, between Chatsworth Street and the 118 Freeway. Its sandstone boulders are a popular spot for rock climbing and bouldering, with hiking and bridle trails around the base. Stoney Point is also Los Angeles Historic-Cultural Monument No. 132. Open daily, dawn to dusk.

Santa Susana Pass State Historic Park

A California State Park on Chatsworth's western edge, where the Simi Hills meet the Santa Susana Mountains. Trails cross rugged ridges and canyons along part of the historic Butterfield Overland stagecoach route. Open sunrise to sunset; the main access is off Larwin Avenue, and the park may close during Red Flag fire-weather warnings.

Chatsworth Station

The neighborhood's transit hub at 10046 Old Depot Plaza Road. Metrolink Ventura County Line trains run to Los Angeles Union Station, with connections to Amtrak, Metro buses, and other regional transit. Metrolink lists free parking for its riders.

Hours, access, and service details can change. Check the official pages above before you go.

Certified ADU Specialist

ADU Potential in Chatsworth

Chatsworth is one of the more interesting places in the Valley to look at accessory dwelling units. Many lots are larger than the Valley average, which can leave room for a detached unit instead of only a garage conversion. The same hills that make Chatsworth beautiful also add rules, so the details of each lot matter.

  • California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
  • Homes within a half-mile walk of Chatsworth Station (Metrolink, Amtrak, and the Metro G Line) generally do not need to add parking for a new ADU under state law.
  • Hillside lots and Very High Fire Hazard Severity Zones can add requirements for access, fire safety, and grading, so they need a lot-by-lot review.
  • Unpermitted units are common. I check permit history before you count on rental income.

Getting Around

Transit, Freeways, and the Outdoors

Chatsworth Station is a major West Valley transit hub, with Metrolink Ventura County Line trains to Union Station in Downtown Los Angeles, Amtrak Pacific Surfliner service, and the Metro G Line running across the Valley to North Hollywood. The 118 freeway runs along the north end of the neighborhood.

Schools in Chatsworth include Chatsworth Charter High School, Sierra Canyon School, and the Chaminade College Preparatory middle school campus. School boundaries can change, so confirm assignments with the district for any specific address.

More places to explore

  • Chatsworth Park South, home of the Homestead Acre and the Chatsworth Museum
  • Chatsworth Park North, with ball fields, courts, and hiking trails
  • Chatsworth Trails Park, with miles of horseback, hiking, and mountain-biking trails

For Buyers

Buying a Home in Chatsworth

Chatsworth has a little of everything, from condos to hillside homes and larger lots. That variety is part of its appeal, and it also means each property deserves a closer look. Here are some questions I encourage buyers to think through before making an offer.

One of the most common questions I hear is whether a home could support an ADU. Some Chatsworth lots may have room for one, but feasibility depends on the specific property, its zoning, hillside and fire-safety requirements, utilities, and the City or County rules that apply. I can help you look at a property's potential early, and we confirm the details with the right agencies before you count on it.

Questions to ask about a Chatsworth home

  • Condition: What will a professional inspection show about the roof, foundation, plumbing, electrical, and sewer line? Were additions and conversions permitted?
  • Commute: How does the drive look at rush hour, and would Chatsworth Station or the 118 Freeway fit your routine?
  • Insurance: What will homeowners insurance cost and cover for this address? Getting quotes early helps, especially for homes near the hills or open brush.
  • Natural hazards: Is the property in a fire hazard severity zone, an earthquake fault or landslide zone, or a flood zone? Your disclosures and the maps below are a good place to start.
  • Jurisdiction and zoning: Is the home in the City of Los Angeles or unincorporated Los Angeles County? Zoning affects things like horsekeeping and future additions.
  • ADU potential: Is there space and access for an ADU or junior ADU, and what would the applicable rules require for this lot?

FAQ

Chatsworth Real Estate Questions

Is Chatsworth part of the City of Los Angeles?

Yes. Chatsworth is a neighborhood in the City of Los Angeles, so City of LA zoning, permitting, and ADU rules apply. Some properties on the western and northern edges, such as Twin Lakes, are in unincorporated Los Angeles County, which has its own rules, so it is worth confirming which jurisdiction a property is in before you buy.

What is the median home price in Chatsworth?

For the three months ending September 2026, the median sale price in Chatsworth was $895,000, up 3.7% from a year earlier, according to Redfin. Prices vary a lot between condos, valley-floor single-family homes, and larger hillside or horse properties, so ask me for numbers on the type of home you are considering.

Can I build an ADU in Chatsworth?

Most single-family lots in Chatsworth can add at least one ADU under California law, and many have room for a detached unit. Hillside lots and properties in Very High Fire Hazard Severity Zones can come with extra requirements, so every property needs its own review. My free ADU Feasibility Check is a good place to start.

Are there horse properties in Chatsworth?

Yes. Chatsworth has a long equestrian history and a large network of riding trails in the surrounding hills. If you want a property where horses are allowed, I can help you search for one and confirm the zoning and permits before you commit.

How long does it take to sell a home in Chatsworth?

Homes in Chatsworth sold in about 50 days on average for the three months ending September 2026, according to Redfin. Pricing, preparation, and presentation make a big difference, and I build a plan for each of those before your home hits the market.

Do you work with Spanish-speaking clients in Chatsworth?

Sí. I work with buyers and sellers in English and Spanish, and I am happy to walk your whole family through the process in the language you prefer.
