Certified ADU Specialist

ADU Potential in Canoga Park

Canoga Park’s standard single-family lots and Metro G Line access make it one of the more practical places in the Valley to add an ADU, whether for family or rental income. As always, permit history and lot details matter.

  • California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
  • Homes within a half-mile walk of a Metro G Line station along Canoga Avenue generally do not need to add parking for a new ADU under state law.
  • When a garage is converted into an ADU, state law generally does not let the city require replacement parking.
  • Unpermitted units are common. I check permit history before you count on rental income.

Getting Around

Transit, Shopping, and Local Culture

Metro G Line stations along Canoga Avenue connect Canoga Park to Chatsworth and across the Valley to North Hollywood, and the 101 freeway is a short drive south. Westfield Topanga and Warner Center are right next door, and Main Street Canoga Park along Sherman Way is known for vintage shops, cafes, and art.

Schools in Canoga Park include Canoga Park High School, Canoga Park Middle School, and Canoga Park Elementary. School boundaries can change, so confirm assignments with the district for any specific address.

Is Canoga Park part of the City of Los Angeles?

Yes. Canoga Park joined the City of Los Angeles in 1917, so City of LA zoning, permitting, and ADU rules apply.

What is the median home price in Canoga Park?

For the three months ending September 2026, the median sale price in Canoga Park was about $640,000, down 5.2% from a year earlier, according to Redfin. Is Canoga Park a good place for real estate investors?

Canoga Park has a mix of duplexes, small multifamily properties, and single-family homes with ADU potential, and it sits near major job centers like Warner Center. Rents, costs, and financing vary, so I help investors run the numbers on each property.

Is Canoga Park the same as West Hills?

No. West Hills was part of Canoga Park until 1987, when residents of the western area became their own neighborhood. Today they are separate Los Angeles neighborhoods.
