The Neighborhood

What It Is Like to Live in Northridge

Northridge sits in the north-central San Fernando Valley, with Porter Ranch and Granada Hills to the north, North Hills to the east, Van Nuys, Lake Balboa, and Reseda to the south, and Winnetka and Chatsworth to the west. It grew quickly after World War II, when farmland was subdivided into single-family neighborhoods, and it is home to California State University, Northridge (CSUN) and the Northridge Fashion Center.

Homes you will find here

  • Post-war single-family homes on classic Valley streets
  • Pockets of larger lots, including some horse-keeping properties, a nod to its “Horse Capital of the West” past
  • Condos, townhomes, and apartments, especially around CSUN
  • Updated and remodeled homes alongside original-condition fixers

Certified ADU Specialist

ADU Potential in Northridge

Northridge combines plenty of standard single-family lots with steady rental demand from CSUN students, faculty, and staff, which makes it one of the more interesting ADU markets in the Valley. As always, the details of each lot and its permit history matter.

  • California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
  • Homes within a half-mile walk of the Northridge Metrolink station generally do not need to add parking for a new ADU under state law.
  • When a garage is converted into an ADU, state law generally does not let the city require replacement parking.
  • Many homes here were built decades ago. I check permit history and the condition of the foundation and structure before you plan an addition or count on rental income.

Northridge Real Estate Questions

Is Northridge part of the City of Los Angeles?

Yes. Northridge is a neighborhood in the City of Los Angeles, so City of LA zoning, permitting, and ADU rules apply.

What is the median home price in Northridge?

For the three months ending September 2026, the median sale price in Northridge was about $1.1 million, down 4.4% from a year earlier, according to Redfin. Prices vary a lot between condos near CSUN, classic single-family homes, and larger lots, so ask me for numbers on the type of home you are considering.

Can I build an ADU in Northridge?

Most single-family lots in Northridge can add at least one ADU under California law, and many have room for a detached unit or a garage conversion. Every property still needs its own review of setbacks, utilities, and permit history.

Is an ADU near CSUN a good rental investment?

It can be. CSUN creates steady demand from students, faculty, and staff, but rents, building costs, and financing vary. I can help you run the numbers on a specific property before you decide.

What should I check when buying an older home in Northridge?

Many Northridge homes were built in the post-war decades. Beyond a standard inspection, it is smart to review permit history, foundation and structural condition, and whether any seismic retrofit work has been done.

Do you work with Spanish-speaking clients in Northridge?

Sí. I work with buyers and sellers in English and Spanish, and I am happy to walk your whole family through the process in the language you prefer.
