The Neighborhood
What It Is Like to Live in Woodland Hills
Woodland Hills sits in the southwest corner of the San Fernando Valley, with West Hills, Canoga Park, and Winnetka to the north, Tarzana to the east, the Santa Monica Mountains to the south, and Calabasas and Hidden Hills to the west. It began as the town of Girard, founded in 1922 by Victor Girard Kleinberger, who planted thousands of trees to attract buyers. The 101 freeway and Ventura Boulevard run through the heart of the neighborhood, and Ventura Boulevard begins here, at Valley Circle.

New Developments
What Is Happening in Warner Center
Warner Center, the business district in the northwest part of Woodland Hills, is in the middle of a major transformation. The Warner Center Specific Plan, adopted by the city in 2013, encourages housing, shops, and restaurants so people can live, work, and play in the same walkable area, and thousands of new apartments have been added since.
For buyers and owners, projects like these can bring new jobs, restaurants, and amenities, along with more construction and traffic for a while. Many details are still being decided, so I keep track of what is actually approved and what is still only proposed.
- Rams Village at Warner Center: the Los Angeles Rams’ ownership bought the former Promenade mall site in 2022 and uses it as the team’s headquarters and training site, with a larger mixed-use plan proposed that could add restaurants, hotels, and homes.
- The old Promenade mall: demolition began in early 2026, clearing the way for the next phase.
- More housing: new apartment and affordable-housing projects continue to move forward under the Warner Center plan.
- Westfield Topanga and The Village: the indoor mall and the open-air shopping and dining district that opened in 2015 anchor the area.

ADU Potential in Woodland Hills
Woodland Hills has two very different kinds of lots. North of the 101, many homes sit on flat, standard lots that work well for ADUs. South of Ventura Boulevard, hillside lots in the Santa Monica Mountains come with extra rules, so each property needs a closer look.
- California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
- Homes within a half-mile walk of a Metro G Line station, such as De Soto or Pierce College, generally do not need to add parking for a new ADU under state law.
- Hillside lots and Very High Fire Hazard Severity Zones in the Santa Monica Mountains can add requirements for access, fire safety, and grading, and lots near Mulholland Drive may fall under the Mulholland Scenic Parkway Specific Plan.
- Unpermitted units are common. I check permit history before you count on rental income.
Getting Around
Freeways, Transit, and Things to Do
The 101 (Ventura) Freeway runs through Woodland Hills, and Metro G Line stations at De Soto and Pierce College connect across the Valley to North Hollywood. Ventura Boulevard is lined with restaurants and shops, and Warner Center is home to Westfield Topanga, The Village, and a growing number of offices and apartments.
Schools in Woodland Hills include El Camino Real Charter High School, William Howard Taft Charter High School, George Ellery Hale Charter Academy, and Woodland Hills Charter for Enriched Studies, along with Los Angeles Pierce College. School boundaries can change, so confirm assignments with the district for any specific address.

FAQ
Woodland Hills Real Estate Questions
Is Woodland Hills part of the City of Los Angeles?
Yes. Woodland Hills is a neighborhood in the City of Los Angeles, so City of LA zoning, permitting, and ADU rules apply. Neighboring Calabasas and Hidden Hills are separate cities with their own rules.
What is the median home price in Woodland Hills?
For the three months ending September 2026, the median sale price in Woodland Hills was about $1.2 million, up 0.2% from a year earlier, according to Redfin. Prices vary a lot between condos, flat-lot homes north of the 101, and hillside view homes, so ask me for numbers on the type of home you are considering.
What is Rams Village at Warner Center?
It is the former Promenade mall site in Warner Center, bought by the Los Angeles Rams’ ownership in 2022. It serves as the team’s headquarters and training site, and a larger mixed-use plan has been proposed that could include restaurants, hotels, and homes. Plans are still evolving, so I keep track of what is approved.
Will the Warner Center developments affect home values?
No one can promise how a project will affect prices. New jobs, restaurants, and amenities can make an area more attractive, while construction and traffic can be drawbacks for a while. I can show you how recent sales near Warner Center compare with the rest of Woodland Hills.
Can I build an ADU in Woodland Hills?
Most single-family lots north of the 101 can add at least one ADU under California law. Hillside lots south of Ventura Boulevard can come with extra fire-zone, hillside, and scenic-parkway rules, so every property needs its own review.
Do you work with Spanish-speaking clients in Woodland Hills?
Sí. I work with buyers and sellers in English and Spanish, and I am happy to walk your whole family through the process in the language you prefer.
