Home Value

What Is Your Home Really Worth?

Online estimates are useful, but they don't always reflect condition, upgrades, location, lot characteristics, or current buyer demand.

A Real Number, Not a Guess

A professional home value analysis (CMA) looks at recent comparable sales, current buyer demand, your home's condition and upgrades, and neighborhood-specific trends — giving you a far more accurate picture than an automated estimate.

  • Recent comparable sales in your neighborhood
  • Your home's condition, upgrades, and unique features
  • Current buyer demand and market timing
  • A clear, honest number you can plan around

Why It Matters

Why Online Estimates Often Miss the Mark

Automated estimates are a fine starting point, but they are built from public records and computer models. In the San Fernando Valley, where two homes on the same street can be very different, those models often miss what actually drives price.

  • They cannot see inside your home, so remodels and upgrades are often missed
  • They usually cannot tell permitted additions and ADUs from unpermitted ones
  • They miss lot features like size, views, a pool, or a busy street
  • They may rely on older or less comparable sales
  • They do not account for how fast homes are selling in your neighborhood right now

FAQ

Home Value Questions

How is this different from an online estimate?

Online estimates use public records and computer models. They usually cannot see your upgrades, condition, layout, lot features, or whether additions and ADUs are permitted. A professional analysis uses recent MLS sales and a real look at your home, so the number is one you can actually plan around.

How accurate is a home value analysis?

It is an informed estimate, not a guarantee. The market decides the final price, but a careful analysis based on truly comparable sales usually lands much closer than an automated estimate, and it comes with a price range and the reasoning behind it.

What if I am not ready to sell yet?

That is completely fine. Many homeowners ask for a value analysis to plan a refinance, an ADU, a move a year or two out, or just to know where they stand. There is no obligation to list.

Does an ADU increase my home’s value?

A permitted ADU often adds value because it adds living space and rental income potential, but how much depends on the quality of the unit, the neighborhood, and how comparable sales treat ADUs. Unpermitted units can add less value and may affect financing.

How often should I check my home’s value?

Once a year is a good habit, or any time you are thinking about refinancing, remodeling, adding an ADU, or moving. Valley prices can shift noticeably within a single year.

Do you provide home value analyses in Spanish?

Sí. I can walk you through your home value analysis in English or Spanish, whichever you prefer.
