The Neighborhood
What It Is Like to Live in West Hills
West Hills sits at the western edge of the San Fernando Valley, with Chatsworth to the north, Canoga Park to the east, Woodland Hills to the south, and the Simi Hills and Bell Canyon to the west. It became its own neighborhood in 1987 when residents of western Canoga Park voted to take the West Hills name. Today it is mostly residential, with quiet streets, mature trees, and open space right at the edge of town.
Homes you will find here

ADU Potential in West Hills
Many West Hills homes sit on standard single-family lots with room in the backyard or a garage that can be converted, which makes the neighborhood a strong candidate for ADUs. Homes along the western hills come with more rules, so each lot needs a closer look.
- California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
- When a garage is converted into an ADU, state law generally does not let the city require replacement parking.
- Hillside lots and Very High Fire Hazard Severity Zones near the Simi Hills can add requirements for access, fire safety, and grading.
- Unpermitted units are common. I check permit history before you count on rental income.

FAQ
West Hills Real Estate Questions
Is West Hills part of the City of Los Angeles?
Yes. West Hills is a neighborhood in the City of Los Angeles, so City of LA zoning, permitting, and ADU rules apply. Neighboring Bell Canyon (Ventura County) and Hidden Hills (its own city) are separate jurisdictions with their own rules.
What is the median home price in West Hills?
For the three months ending September 2026, the median sale price in West Hills was about $1.0 million, down 2.3% from a year earlier, according to Redfin. Prices vary between condos, valley-floor homes, and hillside view homes, so ask me for numbers on the type of home you are considering.
Can I build an ADU in West Hills?
Most single-family lots in West Hills can add at least one ADU under California law, and many have room for a detached unit or a garage conversion. Hillside lots and properties in Very High Fire Hazard Severity Zones can come with extra requirements, so every property needs its own review.
How long does it take to sell a home in West Hills?

Is West Hills the same as Canoga Park?
No, but they share history. West Hills was part of Canoga Park until 1987, when residents of the western area petitioned to become their own neighborhood. Today they are separate Los Angeles neighborhoods.
Do you work with Spanish-speaking clients in West Hills?
Sí. I work with buyers and sellers in English and Spanish, and I am happy to walk your whole family through the process in the language you prefer.
