The Neighborhood

What It Is Like to Live in Reseda

Reseda sits in the middle of the West Valley, with Northridge to the north, Lake Balboa to the east, Tarzana and Encino to the south, and Winnetka to the west. It was founded in 1912 as the town of Marian and renamed Reseda in 1921. For decades it was farm country, known for crops like lima beans, sugar beets, and walnuts, before the post-war boom filled it with homes. The original business district at Reseda Boulevard and Sherman Way is still the heart of the neighborhood.

Reseda has a large Latino community, and you will hear plenty of Spanish in its shops, restaurants, and parks.

Homes you will find here

  • Mid-century single-family homes on flat, mostly grid-pattern streets
  • Many lots with deep backyards that can fit an ADU
  • Condos and townhomes, often a first step into ownership
  • Small multifamily and apartment buildings along the main boulevards

What Is Changing

New Investment in Reseda

Reseda has seen more public investment in recent years than in the two decades before. Under the city's Reseda Rising effort, more than $100 million has been directed to the neighborhood, with work on its main corridors, its park, and the historic Reseda Theater.

For buyers and owners, improvements like these can make the area more attractive over time. Some projects are finished and others are still being planned, so I keep track of what is actually moving forward.

  • Reseda Theater: the 1948 movie house on Sherman Way, closed since 1988, has a plan to reopen as a food hall with small screening rooms and a restored marquee. Timing is still uncertain.
  • Senior housing: a 26-unit affordable senior building next to the theater was completed in 2023.
  • Sherman Way: streetscape and safety improvements were completed in 2021.
  • Reseda Boulevard: one of the longest stretches of protected bike lanes in Southern California.

Certified ADU Specialist

ADU Potential in Reseda

Reseda is one of the strongest ADU neighborhoods in the Valley. Many homes sit on flat, regular lots with long backyards, which can make it simpler to add a backyard home for family or rental income. Each property still needs its own review.

  • California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
  • Homes within a half-mile walk of a Metro G Line station, such as Reseda or Tampa, generally do not need to add parking for a new ADU under state law.
  • Lots near the Los Angeles River can have flood-zone or setback considerations, so I check before you plan.
  • Unpermitted units and garage conversions are common. I check permit history before you count on rental income.

Getting Around

Freeways, Transit, and Things to Do

The Metro G Line's Reseda and Tampa stations sit just south of the neighborhood, with a park-and-ride lot at Reseda, and connect across the Valley to North Hollywood. The 101 (Ventura) Freeway is a short drive south, and Sherman Way, Victory Boulevard, and Reseda Boulevard carry most local traffic.

Public schools serving Reseda include Reseda Charter High School, Grover Cleveland Charter High School, and James Jordan Middle School, along with several elementary schools. School boundaries can change, so confirm assignments with the district for any specific address.

Places to explore

  • Reseda Park and Recreation Center, with a lake and duck pond, pool, ball fields, and courts
  • Randal D. Simmons Park, next to the West Valley Regional Library
  • West Valley Family YMCA
  • The Los Angeles River, which runs through the neighborhood
  • Lake Balboa and the Sepulveda Basin, just to the east

Reseda Real Estate Questions

Is Reseda part of the City of Los Angeles?

Yes. Reseda is a neighborhood in the City of Los Angeles, so City of LA zoning, permitting, and ADU rules apply. Its ZIP code is 91335.

What is the median home price in Reseda?

For the three months ending September 2026, the median sale price in Reseda was about $770,000, down 2.2% from a year earlier, according to Redfin. That makes Reseda one of the more affordable single-family areas in the West Valley. Ask me for numbers on the exact type of home you are considering.

Is Reseda a good area for first-time buyers?

Many first-time buyers look at Reseda because single-family homes here usually cost less than in nearby Woodland Hills, Tarzana, and Encino. The right choice depends on your budget, commute, and plans, so I am happy to compare a few areas with you.

Can I build an ADU in Reseda?

Most single-family lots in Reseda can add at least one ADU under California law, and many homes sit on flat lots with deep backyards. Every property is different, so I check zoning, lot layout, utilities, and permit history before you count on it.

What is happening with the Reseda Theater?

The 1948 theater on Sherman Way has been closed since 1988. A 26-unit affordable senior housing building next to it was finished in 2023, and a developer has a plan to reopen the theater as a food hall with small screening rooms. Timing is still uncertain, so I keep track of what actually moves forward.

Do you work with Spanish-speaking clients in Reseda?
