Local Market
Your Sale Depends on Your Neighborhood
Home prices and selling times can look very different from one Valley neighborhood to the next, and even from one street to another. That is why I build every pricing strategy from local sales, not a Valley-wide average. Here is a quick look at the neighborhoods I work in most.
- Chatsworth: median sale price $895,000, about 50 days on market
- West Hills: median sale price about $1.0 million, about 41 days on market
- Northridge: median sale price about $1.1 million, about 52 days on market
- Granada Hills: median sale price $955,000, about 38 days on market
- Porter Ranch: median sale price about $1.2 million, about 41 days on market
- Canoga Park: median sale price about $640,000, about 66 days on market
- Woodland Hills: median sale price about $1.2 million, about 47 days on market
- Lancaster: median sale price about $475,000, about 41 days on market
- Palmdale: median sale price about $511,000, about 50 days on market
- Bakersfield: median sale price about $420,000, about 39 days on market

Certified ADU Specialist
Selling a Home With an ADU or ADU Potential
An ADU, or a lot with room to add one, can be a big selling point in the Valley. Buyers looking for rental income or space for family will pay attention, but only if the details are clear. As a Certified ADU Specialist, I help you present that value the right way.
- Gather permits and final sign-offs for any ADU, garage conversion, or addition
- Separate permitted space from unpermitted space, since buyers, lenders, and appraisers treat them differently
- Have rent history and lease terms ready if the unit is rented
- Highlight lot size, access, and utilities if the property has room for a future ADU

Home Selling Questions
How do you decide on a list price?
I look at recent comparable sales from the MLS, homes currently competing with yours, your home’s condition and upgrades, and how quickly homes are selling in your neighborhood. Then we choose a price strategy together based on your goals and timeline.
Should I make repairs before I sell?
Not always. Some fixes, like fresh paint, small repairs, and curb appeal, often pay for themselves. Bigger remodels usually do not. I will walk through your home with you and help you decide what is worth doing and what is not.
How long does it take to sell a home in the San Fernando Valley?
It depends on the neighborhood, price, and condition. For the three months ending September 2026, Redfin reported average days on market ranging from about 38 in Granada Hills to about 66 in Canoga Park. Escrow usually adds another 30 days or so after you accept an offer.
Can I sell my home and buy another one at the same time?
Yes, and many of my clients do. We can plan the timing with options such as a contingent purchase, a rent-back after closing, or lining up financing before you list. A local lender can help you see what works for your situation.
Do I have to disclose an unpermitted ADU or addition?
In California, sellers must disclose known material facts about the property, and unpermitted work is one of them. Disclosing it up front protects you and helps buyers make a clear offer. I can help you gather permit records and present the property honestly.
Do you work with Spanish-speaking sellers?
Sí. I work with sellers in English and Spanish, and I am happy to walk your whole family through the process in the language you prefer.
