It began as the Sunshine Ranch, a dairy and orchard operation, and you can still spot orange, lemon, and grapefruit trees in many backyards. The 118 freeway runs through its southern area.

Homes you will find here

  • Mid-century ranch-style homes, which make up much of the neighborhood
  • The Balboa Highlands Eichler tract (1962–64), the only Eichler development in Los Angeles County
  • The Knollwood Country Club area and its surrounding streets

Certified ADU Specialist

ADU Potential in Granada Hills

Many mid-century lots in Granada Hills have room in the backyard or a garage that can be converted, which makes the neighborhood a strong candidate for ADUs. The foothills and the neighborhood’s historic areas come with extra rules, so each lot needs a closer look.

  • California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
  • When a garage is converted into an ADU, state law generally does not let the city require replacement parking.
  • Balboa Highlands is a city Historic Preservation Overlay Zone (HPOZ), so exterior changes there, including ADUs, go through design review. See the City’s Balboa Highlands HPOZ page.
  • Foothill lots near the Santa Susana Mountains can fall in Very High Fire Hazard Severity Zones, which add requirements for access and fire safety.

Getting Around

Freeways, Parks, and Local Landmarks

Granada Hills sits near the 118, 405, and 5 freeways, and Metrolink stations in neighboring Northridge and Sylmar are a short drive away. The tree-lined stretch of White Oak Avenue, with deodar cedars planted in 1932, is one of the neighborhood’s best-known streets.

Schools in Granada Hills include Granada Hills Charter High School, John F. Kennedy High School, Granada Hills Charter TK-8, and Knollwood Elementary. School boundaries can change, so confirm assignments with the district for any specific address.

Is Granada Hills part of the City of Los Angeles?

Yes. Granada Hills is a neighborhood in the City of Los Angeles, so City of LA zoning, permitting, and ADU rules apply.

For the three months ending September 2026, the median sale price in Granada Hills was $955,000, down 7.3% from a year earlier, according to Redfin. Prices vary between condos, mid-century homes, and larger hillside properties, so ask me for numbers on the type of home you are considering.

Are there Eichler homes in Granada Hills?

Yes. Balboa Highlands was built from 1962 to 1964 by Joseph Eichler and is one of only three Eichler tracts in Southern California, and the only one in Los Angeles County.
