What It Is Like to Live in Lancaster

Lancaster is the largest city in the northern Antelope Valley, about 70 miles north of downtown Los Angeles by way of the 5 and 14 freeways and just south of the Kern County line. The San Gabriel Mountains separate it from the Los Angeles Basin. The city has revitalized its downtown along Lancaster Boulevard, known as The BLVD, and has set a goal of becoming a net-zero city that produces more clean energy than it uses.

Homes you will find here

  • Single-family homes at prices well below the San Fernando Valley
  • Newer subdivisions, many built with rooftop solar
  • Larger lots with room for RVs, a workshop, or an ADU
  • Rural and semi-rural parcels on the edges of town

ADU Potential in Lancaster

Lancaster’s larger lots can make ADUs very practical, whether for family or rental income. Lancaster is its own city, so its building department sets the local details within California’s ADU laws.

  • California law generally allows an ADU, and often a junior ADU as well, on single-family lots.
  • Homes within a half-mile walk of the Lancaster Metrolink station generally do not need to add parking for a new ADU under state law.
  • Nearby communities outside city limits, such as Quartz Hill, are in unincorporated Los Angeles County and follow county rules.
  • Unpermitted units are common. I check permit history before you count on rental income.

Getting Around

Freeways, Transit, and Jobs

The 14 (Antelope Valley) Freeway connects Lancaster to Palmdale, Santa Clarita, and the San Fernando Valley, and the Metrolink Antelope Valley Line runs from the Lancaster station to Union Station in Downtown Los Angeles. Edwards Air Force Base and the region’s aerospace employers are nearby.

Lancaster is served by several school districts, including the Antelope Valley Union High School District, and is home to Antelope Valley College. School boundaries vary, so confirm assignments with the district for any specific address.

Places to explore

  • The BLVD, Lancaster’s revitalized downtown and state-designated cultural district
  • The Lancaster Museum of Art and History (MOAH)

FAQ

Lancaster Real Estate Questions

Is Lancaster part of Los Angeles County?

Yes. Lancaster is its own city in northern Los Angeles County, with its own city government and building department. Nearby communities like Quartz Hill are unincorporated county areas that follow county rules.

What is the median home price in Lancaster?

For the three months ending September 2026, the median sale price in Lancaster was about $475,000, up 1.6% from a year earlier, according to Redfin. Prices vary by neighborhood, home age, and lot size, so ask me for numbers on the type of home you are considering.

How is the commute from Lancaster to the San Fernando Valley?

It depends on where you work and when you drive. Many residents commute on the 14 freeway or take Metrolink’s Antelope Valley Line toward Los Angeles. I recommend test-driving your commute at rush hour before you buy.

Can I build an ADU in Lancaster?

Most single-family lots in Lancaster can add at least one ADU under California law, and many have plenty of room for a detached unit. Every property still needs its own review of setbacks, utilities, and permit history.

Is Lancaster a good place for first-time buyers?

Lancaster’s lower prices compared with the San Fernando Valley make it a common choice for first-time buyers. Loan programs and down payment options vary, so it helps to talk with a lender early, and my first-time buyer guide is a good place to start.

Do you work with Spanish-speaking clients in Lancaster?

Sí. I work with buyers and sellers in English and Spanish, and I am happy to walk your whole family through the process in the language you prefer.
